How the analysis is built

The CMA gives you the number. The Advanced Market Brief adds the full, sourced reasoning behind it — the same engine, more depth. Four things set the analysis apart:

The model never invents a number

The engine computes every dollar from the evidence. The AI only classifies a comp’s condition and writes the prose — it never produces a figure, so there is nothing for it to hallucinate.

Deterministic math · labels in, dollars out

Weak comps are disclosed, not buried

A thin or stretched comparable is flagged right on the page, not smoothed over. A disclosed gap is the honest result; a fabricated number is the only real failure.

Honesty is the feature, not the fine print

The price is derived, not backed into

The suggested list is built step by step — the estimated sale price, a negotiation cushion measured from real fast sales, a tier band, then a clean price point — and can never sit below the expected sale price.

Every step is shown and checkable

Click any number, see its source

Every figure carries its origin — a named record, or “You entered.” Open the drawer and trace it to the underlying comps. If a number has no source, it is barred from influencing the result.

Your data
Protected by design

The whole product is built on trust. That starts with your information — where it goes, who can see it, and what it is never used for.

Not used to train models

Prose is drafted through Anthropic’s commercial API, where your inputs and outputs are not used to train models.

Credentials stay server-side

Your API key lives in the server environment and never reaches the browser — no key is ever shipped to the page.

Your firm’s data is yours

Every account is tenant-isolated and separated from every other firm. Your work is never sold, shared, or mined.

Run it fully local

In local (MCP) mode, your comps and files never leave your machine — the analysis runs on your own disk, with your own credentials.

Data-handling terms reflect current provider policy and are confirmed with counsel before launch. In the hosted app your analyses are saved so you can return to them, always inside your isolated account; local (MCP) mode keeps everything on your own machine.

Questions
Straight answers
Is this an appraisal?

No. ValuBrief produces valuation support a commercial Broker's Price Opinion, a residential CMA or Advanced Market Brief, or a uniform-and-equal (equity) reading for a property-tax protest for a licensed professional to review and sign. It isn't an appraisal, and it isn't legal or tax advice.

Which areas are covered?

Collin County public records are live today. For any other property or county, you can upload your own subject and comparables and run the same analysis. More counties are on the way.

Where do the numbers come from?

Public county appraisal records, or data you provide under your own license. Every figure is tagged by its source and marked verified, entered, or assumed. Nothing is invented, and an unknown is never quietly treated as zero.

Can I put my own firm's brand on the report?

Yes. Add your logo, firm name, and license once, and every report you export carries your brand — your client sees your firm. During the pilot you can remove the ValuBrief credit entirely.

What does it cost?

It's free during the pilot — no payment required. Pricing for general availability will be shared with pilot users well before anything changes.

Who is it for?

Licensed real-estate professionals brokers running a commercial Broker's Price Opinion, agents preparing a residential CMA or Advanced Market Brief, and tax consultants building uniform-and-equal protest support who want a defensible, source-traced number fast.

Built for defensible valuations.

Free during the pilot. No payment required.

✓ Commercial BPO

A broker’s opinion that holds up to an appraiser.

We build the research foundation for your commercial BPO across retail, office, industrial, multifamily, mixed-use, and special-purpose property — a sourced dossier that becomes an 8–14 page client report. The entire value is credibility: a flagged gap is a success; a fabricated figure is a failure.

  • Sales-comparison approach: 1-mile-first search, ≥3 comps, ≥80% match, ranked best-to-worst with why-it-fits and why-not.
  • Income approach: rent comps, vacancy, and sourced expense / cap-rate / NOI benchmarks.
  • Every figure tagged Verified / Indicative / Gap and cited to a named source.

BPO support — not an appraisal. A licensed broker reviews, completes, and signs.
Legal posture. A BPO is brokerage activity requiring a license and may not be passed off as an appraisal. ValuBrief supports the licensed broker who produces and owns the opinion; it does not issue or sell BPOs as its own product. Every deliverable is labeled “BPO support — not an appraisal; not legal or tax advice.”

✓ Commercial Appraisal Support

Evidence assembled for the appraiser’s workfile.

For a licensed or certified appraiser, we organize the sourced inputs an income or sales-comparison analysis needs — comparables, rent and expense data, cap-rate benchmarks, and site facts — tagged by source and ready to drop into the workfile. The appraiser performs the appraisal; we prepare the support.

  • Sales and income comps gathered under the same 1-mile, ≥80%-match, ranked protocol.
  • Cap-rate / NOI / vacancy benchmarks, each cited — never an asserted opinion of value.
  • Gaps flagged with a retrieval path, so the appraiser decides what to rely on.

USPAP / TALCB. Only a state-certified or licensed appraiser may perform an appraisal (regulated in Texas by the Texas Appraiser Licensing & Certification Board). ValuBrief produces appraisal support — organized evidence for the appraiser’s workfile — and never states an opinion of value or represents itself as an appraiser. The credentialed appraiser remains responsible for the appraisal and its USPAP compliance.

Equity for commercial parcels — from the real roll.

The uniform-and-equal method applies to commercial property too. ValuBrief takes a subject and comparable commercial parcels, computes the median assessed $/SF, and sets a supported value ceiling. The example below is computed live from actual Collin CAD assessed values for McKinney strip-commercial parcels — nothing invented.

  • Comparable commercial parcels matched by use class and building size.

Run an equity analysis

Enter a Collin County account number (try 2782551) or an address. We pull the public record and build the uniform-and-equal comparison — an assessed-value analysis, no sale prices.

For any property, in any county. Enter the subject and upload your comparables in whatever format you have — Excel, CSV, PDF, Word, PowerPoint, or text. We read the file, show you exactly what we found so you can confirm or fix it, then run the same equity math on your data and never alter it. Everything is marked as your own (broker-supplied).

Value support report

A draft workfile for a licensed professional to review, complete, and sign. Numbers are source-traced; the narrative is drafted around the verified figures. Your firm leads the report.

Run an analysis first — then build the report here.

Equity (public-data) report is always available. Sales comps are optional and used only if you provide them under your own MLS license. Public data is a partial sample — verify coverage.

CMA & Advanced Market Brief

A source-traced valuation from your comparable sales — find them automatically or upload what you already have. Every figure traces to a source and nothing is invented.

Your own photo of the subject property — PNG/JPEG/GIF/WEBP, up to 6 MB. Shown as “Human confirmed,” never as server-verified. Optional and never required.
Find comparable sales
Search public-record comparable sales near the subject address above. Every result is candidate data you review and select — nothing is used automatically.

Or upload an MLS export, CMA, listing packet, PDF, CSV, or spreadsheet.

PDF · CSV · XLSX · DOCX — sold prices, not assessed

Guided review — ValuBrief reads your file, shows you the subject and every comparable it found, and you confirm (or correct) the details before anything generates. Nothing is assumed; you approve what goes in.

Automated report

ValuBrief will do its best without any input from you. Typical creation takes 10–15 minutes; more complex CMA/AMB reports can take up to 30 minutes. You can leave this page — the report keeps building and will be waiting for you.

Report branding

Your reports, your brand. Set it once — every report leads with your firm; ValuBrief stays a small footer credit.

Nothing is forced: with no branding we do the best professional default; your choices always override. Colors are matched exactly to your logo.

About the agent & brokerage (optional)

Added to the end of the “Note from your agent,” just before the signature. Leave “use my exact words” unchecked and we tidy it into clean, professional prose — we never invent anything.

1. Get the ValuBrief extension

A Chrome extension that helps you pick the best comps on NTREIS Matrix (or Crexi). Two versions are available so you can compare them — install either or both (they have different names and run independently).

Stable sends your selected comps to a project, and you generate the report in the app. AI one-click also shows an instant estimate on the page and generates the full AI-narrated report in one click (set your subject in the extension's settings first).

How to install (2 minutes)
  1. Unzip the downloaded file — you'll get a folder (valubrief-extension or valubrief-extension-ai).
  2. Open Chrome and go to chrome://extensions.
  3. Turn on Developer mode (top-right).
  4. Click Load unpacked and select that folder. (You can load both — they have different names.)
  5. Pin it, open its settings, and paste the connection token from step 2 below.

A one-click Chrome Web Store install is coming; for now this developer install works on any Chrome.

2. Connect the extension to your account

Generate a one-time token and paste it into the extension's settings. Treat it like a password — anyone with it can add comps to your account. Revoke anytime.
